This is where you need to have a budget in mind, know how much you can spend or borrow before booking this first step. Finance pre-approval needs to be known before wasting everyone’s valuable time. We can help with the finance process with an experienced qualified finance professional. Our Financier has often gained finance approval where many others have failed, it’s what we call experience. Initial Meeting To Discuss Home Design For Your Block
For this meeting to be fruitful, you will need to provide us with as much information as is possible. The more we have the better start we can make resulting in a quicker design process.
Design Concept & Basic Cost Breakdown Provided
A design concept may be provided to you after this meeting, unless you have designed concept plans to provide us. After a concept is drawn an indicative price including demolition is provided. (in most cases, this is provided free of charge to you) This takes as little as a few days for a standard design.
(PPA) Preparation Plans Agreement
Once the design concept is agreed upon, the real work begins. This is the moment costs will start, but may not be paid at this time. This is where we engage all the professional services to lock in pricing for every aspect of the building process*. Full working plans are worked to completion, detailing all aspects of design based on the custom ideas and standard building inclusions. Dependant on complexity this takes around 2-6 weeks
* planning approval maybe required during this process. This will cost to submit to council and is payable upfront on submission. Unfortunately, this can take some time, some councils do not work to a legislated time frame. This can take anywhere from 1-6 months and can be the most frustrating part of the process for all concerned.
*provisional sum allowances for some items are required, and are unavoidable in the building process, such as earthworks may require hard digging. Other provisional sums are also listed.
Full Working Plans And Building Contract
Full working plans and detailed costing is provided to ready the building process. This is contact signing time, and when you are required to pay a 6.5% deposit of the building contract amount to officially start the building process. This deposit is a standard part of the building process which pays the builder for costs incurred to date and relative building approval costs. This takes about 1-2 weeks to prepare relative documentation.
Building Approval And When Is It Time To Start Building
This is a period for the builder to submit all relative building approvals. This can take between 6-12 weeks’ dependant on the complexity of the approvals process required. If your demolishing, we organise demolition approval at this time which for you is only one extra step in the building process.
Build Time Guarantee
